Local Planning Authorities (LPAs) across Norfolk, Suffolk, Yorkshire and Lincolnshire have adopted a Screening Assessment Form for land quality. The form can be submitted as a basic contamination assessment, which fulfils the requirements of the "Existing Use" section of the application form. It is suitable for the following types of small development:

We will complete the LPA's Screening Assessment Form using available desk-based information and a site description and photos provided by the client. The completed form can be submitted with the application with no further input from the planning professional.

Our prices are below and assume that a site visit has been carried out and a comprehensive set of recent photographs and description will be provided:
Recent photographs of the site must be attached to the submission and is an LPA requirement. If suitable photographs are not available or incomplete information is provided then a site visit will be necessary. We can provide a price for this, which is subject to location.
We utilise free 'opensource' data to complete the form. However, Suffolk LPAs also require full environmental searches and historic mapping, such as Groundsure Insight, which we can provide (£196 +vat).
If the screening assessment identifies the possibility of contamination on site then a more detailed Tier 1 contamination assessment may be required as a pre-commencement condition. Any of the above charges would be deducted from the full cost of a Tier 1 report if carried out by Xplor Environmental.
